Bathurst Manor is overwhelmingly low-rise: 1940s and 1950s bungalows and 1.5-storey homes on generous lots under a mature canopy now 70-plus years old. That aging tree cover, combined with the wooded ravine edge of Earl Bales Park along the south boundary, drives the neighbourhood's dominant pest issues — roof squirrels, attic raccoons, carpenter ants nesting in old maples, and paper-wasp nests under the eaves. The original poured-concrete foundations have had decades to settle and crack, so pavement ants and mice trail in through the same gaps every spring.

The high-rise cluster at Bathurst and Sheppard is a separate pest profile. Those apartment towers carry bed bugs and German cockroaches that move through shared pipe chases and laundry rooms, and the Bathurst Street commercial strip adds mice and flies to the ground-floor retail. Wildlife pressure here is lighter than the residential blocks because the towers sit on paved, treeless grounds with little ravine contact.
